If you own rental properties, it is important to document the condition of the property before a tenant moves in.  Failure to do so may prevent the landlord from being able to claim damages on the security deposit.  While this is a simple step, many landlords do not take the time to photograph and document the property condition.  

Protect your assets by taking photographs of the inside and outside of your property.  Photos should include:

  • A date stamp
  • General shots of each room in the house and the outside of the property (including the lawn)
  • Clear images of any existing damages (stains, scratches, dents, etc.)

When your tenant moves out, take additional photos of any new damages.  Keep in mind that some “damages” might actually be considered normal wear and tear.  Include before and after photos with any claim you make on the security deposit.
