When you list your home for sale, you want to get the best possible price.  Many homeowners believe that this means spending a considerable amount of money on upgrades and home improvements.  But when it comes to the buyer’s value (and, therefore, the sale), pricey improvements may lessen perceived value.  

You may love the granite counter tops you just installed.  That bathroom renovation should increase the selling price by at least $10k.  Not so fast!  Potential buyers will likely have a different view.  “Top of the line” means different things to different people.  After all, there is no accounting for taste.

So where should you focus your attention when preparing your property for sale?  Your pre-sale renovation budget should focus on general maintenance and improved curb appeal.  A clean lawn, well-maintained garden beds and a fresh coat of paint in neutral colors will give you the biggest bang for your buck.  Repair or replace broken or severely worn fixtures.  Hire a professional cleaning service for the interior and pressure wash exterior features.  And fix the little things.  That sticky screen door by the overgrown garden bed may not even phase you anymore, but potential buyers will notice.  A $50 fix could reduce your offer by $500 or more.
